Who owns / operates The Gem?
The Gem is owned and operated by College Housing Northwest – Corvallis.  We do work in cooperation with Oregon State University Housing and Dining Services, but we are a separate company.

Who is eligible to live at The Gem?
The Gem offers private apartment housing to OSU students, staff, and faculty.

For students, you must be at least a sophomore (minimum of 45 credits on your OSU transcript) at the time of move-in to live in the building. You must also be taking 8 credits as an undergraduate and 3 credits as a graduate student for at least 3 terms out of the year.
INTO (formerly ELI) students do not qualify to live in The Gem.

How can I apply?
Applications can be found online at www.thegem.org/application or at the Gem Housing Office.  *We do have a separate application process from UHDS.

What type of units does The Gem have?
All of our 231 units are apartment style and have a full kitchen and private bath. We offer more than 200 studios (basic, large, and deluxe sizes) in addition to our more limited one bedroom, and two-bedroom and three-bedroom suites.

What is the average rent?
Rents range from $555 to $915 per month depending on the unit. The range accounts primarily for the size differences of the units.

What is included with rent?
Everything!!!  All furnishings are included along with all utilities, cable TV and high speed internet.

What types of furnishings are included?
The amount of furnishings in the unit depends on the unit size (studio, one bedroom, etc.) All units are furnished with a full or twin size bed, a dresser, a desk, and a sofa chair.

How can I get a tour?
Tours available Monday through Friday from 3pm to 5pm or by appointment.

What type of contracts / terms does The Gem offer?
We offer 10 and 12 month contracts that coincide with the end of each academic term.  *We also offer short-term contracts depending on time of move-in and summer term only contracts. Contact the Gem Housing Office for further information.

What amenities does The Gem have?
All floors are outfitted with community lounges, which include a community kitchen, game lounge with a billiard & foos ball table, fitness facility, study lounges, plasma TV lounge, and more.  The Gem also has on-site laundry and a business center.

Where is The Gem located?
Our address is 155 NW Kings Blvd., Corvallis, OR. 97330.  We are on the corner of Monroe St. and Kings Blvd.

What costs are associated with living at The Gem? Are any of them refundable?
Application Process – Due when submitting Application
 Non-refundable Application Fee of $20.00
*Refundable Security Deposit of $100.00
*Security deposit is refundable based on conditions – see application for specific criteria.

Move-in Process – Due upon Move-in
Non-refundable Cleaning Fee of $150.00
**Plus Prorated rent for the month.

Other Possible Costs – Due monthly and upon receiving. Processing fee of $10 for all online and in-office credit or debit transactions of $100 or more.
Parking for $20.00 per month
Storage Units for $20 - $25 per month
Roommate Fee of $50 per month per roommate as applicable
